Through working partnerships with our clients, we have developed the process to where it is today and still have an eye to evolving it. Experiencing his space early in the design process helped Yann de Rockfort, owner of Boqueria restaurants, make more informed decisions about a new location with confidence, where otherwise these decisions would go back and forth for weeks on end to perfect. Now, 360 Design the primary process adopted to conceive future Boqueria restaurant designs.

Here’s How We Do It

Once a project is kicked off and initial information collected, we break down the clients’ goals on a case-by-case basis to ascertain what’s really driving the project. By getting this information up front, we can make the most of each face-time opportunity and nail down the exact design that the client needs. As the space takes shape, real-time data is synced to modeling software that starts drafting contract documents. Once we have documentation ready, it’s on to filing and into construction with documents that have already been reviewed and approved.

Pre-Design

Where architects used to manually review building code requirements and confirm things occupancies, fixtures, and even egress capacities, Mancini has developed tools that automatically calculate those requirements in real time as we modify early designs of a project. Rather than preparing multiple design options and calculations in advance of a meeting, we can prepare a recommended design to review and edit during a live, interactive session. Clients can now make comments in person, see what that means for the design, and make a decision instantly rather than waiting days or weeks for updates.

Other tools we’ve developed and utilize during this phase of work, depending upon the project, include things like 3D Scanning or drone mapping to build accurate and interactive models of existing conditions. Rather than manually walk and measure a site, we can scan and model with a high degree of accuracy in fractions of time.

Schematic Development

As we move into design, it’s critical to immerse our clients into their design so they can experience their space and make more informed decisions. In some cases we’ll use Virtual Reality to generate a white-box model to get a general feel for the space which the client can walk through and interact with. In other cases we’ll use Video Game Engines to make live updates and near-instant renderings for them to preview. We even have other tools like, augmented reality, we can leverage. No matter the project, we have tools that help obtain instant feedback to streamline the project timeline.

Design Development

During this phase of work, we continue to immerse designers and clients in the model where design options can be experienced, helping you make the best decision for your space. With Mancini:Toolbelt, you can easily interact with each element in the space.

Contract Documentation

At this point in the project, we’ve generated enough detail to truly generate realistic representations of the proposed project. Hyper-realistic spaces are rendered with final design finishes, creating the perfect model to show employees, future tenants and decision makers. We can even upload the model to a proprietary app for on-demand viewing by an entire company for clients to share with a wide array of people. With a fully-coordinated model among us and consultant partners, the level of detail can be truly astonishing.

Contract Administration

At this point in the project, its common to turn the project over to a construction manager or a contractor to determine the means and methods to deliver the project. But, what about our custom designs or solutions? We are integrating ourselves into the construction process as appropriate. We’re rethinking how projects come to realization in the field. We’re leveraging technologies like Augmented Reality and Projection Mapping to create foolproof documents that further mitigate change orders made on site during construction. It’s our goal that one day, we can even do this without printing a single piece of paper.

So what does it all mean?

We’re changing the way we interact with our clients and facilitate the design process. Through customized programming with Construction Technologies and Generative Design, we construct the model of a space to understand its geometry and capabilities. Advanced video game engines and a mix of virtual reality and augmented reality transforms two-dimensional plans into a three-dimensional, interactive environment. Our proprietary user interface, Mancini:Toolbelt, gives clients freedom to explore a space and comfortably choose all the details from options our designers put together.
