1274 Fifth Avenue Apartments Renovation

Mancini worked with Akelius on the renovation of the existing 1274 Fifth Avenue apartments building totaling 56,670 square feet including 54 units across six floors. The work better positioned the building to respond to market drivers and needs while remaining competitive.

As part of the work, Mancini completed core and shell renovations including upgrades to the building lobby and common corridors, replacing the elevator system including extending its access to the roof, and evaluated opportunities to add balconies to the exterior of the building where apartment units were split. We also replaced the entry canopy of the building exterior.

The project encompassed dividing 16 existing units into 32 units to better provide market rate units of the right size. We selected furnishings, fixtures and equipment for the renovated units. Additionally, our work encompassed upgrades to the existing laundry room, including new finishes and appliances. We created a new tenant gym, a multi‑purpose fitness room for activities like yoga, and a new rooftop terrace that spanned approximately a half of the rooftop area.

Following our work on 1274 Fifth Avenue, Mancini has begun subsequent apartment building renovations with Akelius at 838 West End Avenue and 777 St. Marks Place, both currently in progress.
