One Newark Center is a 418,027-sf Class A building constructed in 1992. It’s close to government facilities and mass transportation, and its infrastructure is fully modern for any office installation. In spite of this, its common areas and façade are stuck in the past, making the building not quite as competitive as it could be in the local real estate marketplace.

One Newark Center Proposal

Sensing a need for an update, Mack-Cali and JLL reached out to Mancini to perform studies towards the redevelopment potential of the site.

We proposed a full overhaul of the façade, replacing the windows with more energy-efficient glass. The entrance would also be overhauled, rendering its interior more visible from the street, allowing its bright stone veneers and a glittering light installation to shine through. Inside, a newly renovated cafe and coffee bar at the sky lobby would offer tenants new options for breakfast and lunch.

The owners are currently weighing their options for the building. These windows provide more light to each floor, creating bright spaces for tenants to work. A new rooftop terrace for the building’s tenants caps off the buildings amenities, providing the perfect opportunity to create a hospitality-driven workplace.
