Originally built in the 1880s, 888 Broadway and it’s 10-story annex occupies an irregular L-shaped lot in the heart of New York City’s historic Flatiron District. Currently home to ABC Carpet & Home, the building is undergoing a transformation that will unlock floor area for new, premier office space in the popular neighborhood. We were engaged by Normandy Real Estate Partners—following successful projects like 125 West 25th Street Building Repositioning and 43TEN Building Repositioning—to breathe new life into the historic building while modernizing it to the 21st-century needs of the area’s burgeoning tech and media workforce.

Maintaining Use of 888 Broadway During the Full Building Renovation

The building’s renovation includes code and safety upgrades, historic facade restoration, and new building systems and amenities that will promote wellness and occupant comfort, including a penthouse addition with access to the rooftop terrace. The team is reworking the interior spaces to include 270,000 rentable square footage. Current tenant ABC Carpet will still maintain its retail presence, but reduced from six floors to two, and the remaining upper floors will be renovated into Class-A office space, all without closing the ground-floor restaurants or the store during construction.
