3535 Surf Avenue Project

We worked with Red Apple Development to design a new three‑tower beachfront development at 3535 Surf Avenue in Coney Island, New York. The client, looking to combine a coastal look and feel with the urban environment of Coney Island, sought to create what they termed a “Miami” aesthetic.

The design links the three towers—14 stories, 18 stories, and 22 stories—with a base podium that combines parking, amenities, retail, and food and beverage components. The retail and food and beverage fronts the boardwalk right along the beach and drives foot traffic throughout the day during warmer months. Additional frontage along Surf Avenue creates a connection with the urban landscape and connects people to the beach.
