We recognize that for a pre-built or spec suite to attract a wide variety of potential users, it has to be flexible. At the same time, it needs to be immediately functional, allowing a tenant to simply plug in and get to work. It needs to be current in aesthetic, but also functional and appealing to as many users as possible. While the pre-built model was ideal for the 2,000 – 5,000 sf tenant, we now design larger spaces. We may only build out a portion of the space, demonstrating what the public spaces, meeting rooms, telephone booths, pantry, private offices, and open seating areas will look like.
We consider the impression that is made upon the visitor from the moment they enter, through the use of cutting-edge materials, colors, and furniture. We also consider how to maximize users, and integrate meeting rooms and executive staff into the open work areas. We are skilled at working with ownership and the brokerage community in developing what works for the building and target users.
