We worked with Somerset Development to design this unique destination—now known as the “Metroburb”. The site brings together everything you would find in a complete town, from office space and retail to art and culture, from hotel to food and beverage.

Formerly known as Bell Labs, this historic building totals more than 2,000,000 square feet. We worked with the owner and full consultant team on this $100‑million adaptive re‑use project—from initial master planning and conceptual design through to construction administration—to transform it into a destination experience for live, work, and play. Somerset’s vision included a pedestrian promenade within the building’s existing, multi‑story atrium that now serves as the central gathering space which connects tenants and visitors, plays host to high‑end retail and restaurants, high‑quality office space, state‑of‑the‑art health and wellness offerings, educational space, a conference center, and a hotel with its own offerings.

Mancini first worked on the base‑building modernization which began with reconfiguring the building’s various cores and infrastructure to accommodate the most efficient layouts for the many uses within the historic structure. Throughout the life of the project, we served as the base‑building architect, supporting modifications as new tenants leased space, and as the design architect for tenants.

Our work on this project has served as a benchmark for future developments, leasing practices, renovations, and tenant plans for other developments on the eastern seaboard.
