40 Beechwood Road Building Renovation

The complete building renovation of 40 Beechwood Road in Summit, New Jersey, adds Class A commercial office space to this quaint downtown neighborhood. We transformed an old bank branch into a competitive trophy property for Saxum Real Estate. Our design includes a new façade, an extended second floor, and space to create desirable amenities like a roof terrace and basement gym/lounge for the current in-place tenant.

Stripping the Building to its Original Studs

As part of the complete building renovation, we stripped the building down to its studs by removing both crumbling precast concrete and antiquated glazing to reveal its original steel structure. New framework for the 2,500-square-foot second-floor addition was added and now extends over the adjacent parking lot, adding significant leasable office space that maximizes the property’s full buildable square footage. We added bracing to the structure to support two new spaces, a rooftop terrace and basement extension, both previously unusable areas that now are occupiable for use.

Giving 40 Beechwood a Unique Street Presence

40 Beechwood’s new façade as part of its complete building renovation features a hybrid wall system comprised of metal, glass, and dark bricks, and clearly defines the interior space while integrating with the surrounding neighborhood. New, oversized windows increase daylight penetration, creating a vibrant environment for occupants. The dark bricks stylishly frame the building and create a contemporary look that gives contrast and visibility to signage.

The Complete Building Renovation Adds New Spaces

Inside, the building has been completely overhauled to include new mechanical, electrical and plumbing systems, along with integrated technology and smart building capabilities. We designed the interiors to be flexible, so while currently tailored to current long-term tenant Energy Capital Partners, the space can easily be retrofitted for future tenants. A skybridge that used to link to the neighboring building was sealed off for use as a meeting space, office, or other future amenity; the elevator was upgraded; and core restrooms built-out to a high-degree of detail.
